Woodland Hills is a private community designed to give each landowner a minimum of 40 acres in the foothills of the Appalachian Mountains that consists of 32 parcels. It was designed for those individuals looking for abundant land, lots of wildlife, and a quiet place to go and relax. Entry to Woodland Hills is obtained by entering through a coded gate at the entrance. All the parcels have road access consisting of unpaved gravel. Power has been run or is located close to most of the parcels. The HOA requires each land owner to pay $200.00 annually (for every 40-acre parcel owned) to cover road maintenance issues.
Note: Each of the 32/40-acre parcels cannot be divided and sold into separate parcels or lots.
Parcel #28, known as the Eskew Tract, has 40 acres and is located at the edge of Woodland Hills and is bordered by the Talladega National Forest (see map Exhibit “A”). Given its location to the National Forest, it offers this landowner an extra amount of room to hunt, camp, and explore. This tract consists of heavily wooded timber, mostly oak, and scattered pine throughout. The views from the top are amazing. Great home or camping sites located at the top portion of the property. Most of the land is sloped downward toward the National Forest. Elevation is approximately 1600 ft. at its highest point. There is road access to the property.
